Before you can fix a problem, you have to confirm it exists. Fortunately, radon testing is one of the most affordable “health checks” you can perform on your home. Homeowners can purchase DIY radon test kits at hardware stores, but the accuracy of these tests leaves a lot to be desired.

1. DIY Radon Test Kits ($20 – $50)

You can find charcoal canister kits at most hardware stores or online.

  • Pros: Very affordable and easy to deploy.
  • Cons: Radon hotspots in certain parts of the house are easily missed by DIY test kits. In general, we have found that DIY radon testing kits are prone to user error (placing it in the wrong spot or for the wrong amount of time). Mailing these kits to a lab for analysis can also delay results. 

2. Professional Radon Testing ($150 – $300)

Hiring a certified professional (like Radon Crew) involves using continuous radon monitors (CRMs). The cost of a professional test depends on the size of the property and whether it is a residential or commercial space. 

  • Pros: These devices take hourly readings to ensure the average is accurate and not skewed by a storm or open window. You get immediate, data-backed results. The measurements are accurate and definitive.
  • Cons: Slightly higher upfront cost than a hardware store kit.

Factors Determining The Cost of Radon Mitigation 

If your levels come back high (4.0 pCi/L or above), you need a radon mitigation system. For many homeowners we work with, a positive test for elevated radon levels is accompanied by immediate concerns about the price of setting up an effective mitigation system.

The national average for a radon mitigation system typically falls between $800 and $1,500, though complex homes can run higher.

The range in price for radon mitigation depends mostly on three critical factors:

1. The Layout And Features Of Your Home

The “bones” of your house dictate how hard we have to work to get the radon out.

  • Basement / Slab-on-Grade: These are often the most straightforward. We drill a suction point into the slab, create a vacuum pit, and vent the gas out. This is usually the most cost-effective scenario.
  • Crawlspaces: These are more labor-intensive (and expensive). To effectively mitigate a dirt crawlspace, we often have to install high-density plastic sheeting (encapsulation) to trap the gas before sucking it out. This requires more materials and man-hours.
  • Finished Basements: If your basement is fully finished, we may need to route pipes through closets, garages, or exterior walls to keep the system hidden, which can add complexity to the labor.

2. The Level of Radon Detected During Testing

This is a factor many homeowners overlook. While a standard system works for many homes, the amount of radon matters.

  • Elevated Radon Levels (4 – 20 pCi/L): For most homeowners with elevated radon levels, this is the range that is usually detected. In many of these cases, radon mitigation can be handled by a standard suction point and fan.
  • Extreme Radon Levels (20 – 100+ pCi/L): If your home is sitting on a “hot spot,” a standard fan might not be enough to overpower the radon source. We may need to install a high-suction fan, drill multiple suction points across the slab, or use larger diameter piping to move more air. Higher radon levels can essentially require a “heavy-duty” system, which increases the cost.

3. The Type of Radon Mitigation Required

Different homes require different mechanical approaches:

  • Sub-Slab Depressurization: The most common and affordable method (pipes go into the concrete floor).
  • Drain Tile Suction: Connects to your existing drainage system or sump pump.
  • Block Wall Suction: Used in older homes with hollow block foundations where radon is seeping through the walls themselves.

For homes with crawlspaces or damp basements, a mitigation system (especially one with encapsulation) significantly reduces humidity. Dry air is much cheaper to heat and cool than damp, heavy air.
